MISSING GRANULAR ON SHINGLES
When the roof shingles are missing too much granular, the underlying asphalt base of the shingle will start to dry and crack. Missing roof shingle granular is a warning the roof could go bad soon. If you’re not seeing leaks already, you will soon.
ALGAE GROWTH
Algae growth indicates poor drainage in your roofing system. The primary function of the roof is to shed water. If your roof has algae and mold growing on the shingles, that means water is hanging around and pooling. Algae growth on roof shingles is a bad sign and real roof damage can soon follow.
MISSING ROOF SHINGLES
Missing roof shingles need to be addressed quickly. When shingles start to come off during light wind events, it’s a sign that the shingles are losing their tar seal. When the tar seal begins to fail on a roof, the roof is not worth fixing. There’s no good fix for this, although some companies will try to sell you a tar sealing job. The additional time you’ll keep your roof won’t be worth the money you spend. It’s time to reroof.
FLASHING DAMAGE
Caulking is frequently used to “fix” a flashing problem on roofs. Chances are slim that this will work. Improperly installed or damaged roof flashing will need to be repaired. Caulking is really just a cosmetic application for a flashing and isn’t meant to create a waterproof barrier. Generally, a flashing problem will keep on leaking regardless of the amount of caulking applied. Fortunately, flashings can be repaired or replaced.
BLISTERED ROOFING SHINGLES
If your composite roof shingles are blistered they will appear cracked and bubbling. Blistering usually indicates that the roof shingles are probably moved out of their original placement. Don’t bother going up for a close inspection. Walking on the roof, at this point, will cause a lot of damage.
CURLING ROOF SHINGLES
Another sign it’s time to re-roof. Many roofers will attempt to inspect a roof with curled shingles. If your roof is not already leaking, rest assured, letting someone walk on the curled shingles is a sure fire way to get the leaks started. The biggest issue here is to correct the root cause. If there’s a layer of old shingles under the roofing material, you need to remove all the material down to the wood sheeting. Frequently, poor ventilation causes shingles to curl from excess heating.
